Tanya Rankin: Good morning and Happy New Year! It’s Tanya Rankin and were just gonna start out 2011. So we got to do a quick review of what I feel happen throughout 2010 and then kind a go in to what I expect for 2011. So we started out the year last year with a really early spring busyness. The weather get super warm at the beginning of the January and people got excited about getting their house on the market. Sort similar to what we usually see in the spring and that gave a little bit of a slower spring market than we usually have but it picked up into the late spring and carry all through the summer. Summer was typical time here in Williams Lake and we move in to the fall which prices tended to have a bit a downward pressure and it carried right through into the winter but activity remain somewhat stable as long as you were price sharp and were serious about selling your home. Moving into 2011 I kind of expect that trend to continue. I don’t see anything really changing the economic pressure here over the next few months so therefore it’s going to be all about being price right. Making it competitive on the market and supplying demand are gonna play some affect on the way the market goes. Right now the supplies remain really really low so therefore people were able to move their inventory but as we moving to warmer weather and people get more excited about the good season. Usually supply picks up and therefore you have to be that much sharper with respect to your price. If you have any questions at all.
