Tanya discusses the downfalls of being mislead with respect to the suggested list price….
Tanya Rankin: Good morning it’s Tanya Rankin in Williams Lake. Still in the middle of this heavy snow fall here and I went to look at a house this weekend the people been trying to sell unsuccessfully for the last 18 to 24 months. I asked them if they could give me just a little bit of history they’ve work with two different agents and the first time that they listed, they decided they want to list a little higher than what the agent recommended which I always kind of advice my clients against doing because it’s like negotiating this start price of your home with your realtor and if you really trust and respect your realtor you probably want to trust and respect the price that they believe they can market your home for. Anyhow after six or eight months they ended up switching to a different agent. That agent advice them that their home was worth 30,000 more than what they were previously listed up. Guess that’s why they chose that agent. Anyway, of course 12 months later that didn’t successfully sell either and now they’d call me and so I guess it’s just an example of how important it is to really trust and respect whoever you choose to work with. It doesn’t matter if it’s me or if its somebody else. You need to have that clear communication and if a professionals giving you an advice you need to trust them no different and if a doctor suggest how to take care of your health you don’t just go ahead and do it your own way.
