Tanya Rankin: Hi, it’s Tanya Rankin in Williams Lake. I wanted to talk about how all of a sudden in certain areas and this could be province wide but I really notice it in Williams Lake. Certain areas all of a sudden there’s a large inventory of listings that come on and often there areas where there is none. Like Lakeshore, you’ll go quite a few years where there are no Lakeshore properties then all of a sudden four or five come on. The golf course is a very typical trend there, that there will be very low inventory then all of a sudden it seems every other house on the golf course is for sale. Right now we have 10 homes that are currently listed for sale on the golf course. Seven of those are through are listed through Real Estate companies and three of those are listed privately and there ranging from time on the market from 20 days to 800 days. There has been 1 sale on the golf course so far in 2012 and it sold for $452,000.00 it was listed for $454,000.00 The other homes are ranging in price from $329,000.00 to up to a high of $519,000.00. I’d say it’s a prime example of important it is priced properly. The one that sold for $452,000.00 went into multiple offers, it was well priced, it showed well, everything about it was dialed and when we’re in a competitive market your home better show to its optimum, if you’re the one that’s wanted to get it successfully sold. The other way to combat that is you need to be priced very competitively so that people are drawn into your home and bring you an offer. It’s not the time say leave an extra $30,000.00 or $40,000.00 on your list price hoping that maybe someone’s going to make you an offer. The other thing that I found interesting is there’s 6 of those homes that are currently for sale and have been on the market for over 200 days and the average listing here in Williams Lake is taking 84 days to sell, so do the math, pricing speaks louder than anything else. Buyers dictate value not Realtors and homeowners, but Buyers and the economy and the market.
