Tanya Rankin: Hi, it’s Tanya Rankin in Williams Lake. It’s going to be my last video blog of the year so I wanted to do a little be of recap as to where we are at with the number of sales versus the number of listings as well to compare it to where we were at in 2011 at the same time of the year. So right now to date we have a 168 properties that are actively listed on the market, that number is a little bit lower than what it has been at and we have 199 sales to date, you can see that the listings are dropping quite a bit lower than number of sales which is not a surprise. A lot of people here in the Cariboo pull their property off the market when the weather turns to winter, they don’t want to move in the middle of snow or -30 temperatures or basically during the winter season at all. So we always see the number listings will just hover and drop. So supply and demand start to become a bit balanced in an unusual way, which if you are one of the people trying to sell can be fantastic it gives you the opportunity to get a bit of a leg up on the competition and any time basic supply and demand are a little off balanced, especially if the demand for property is still there and the supply is a little low. In 2011, same time as last year, we had 157 homes actively on the market, so just a touch higher this year and we had had 181 properties that had successfully sold. Again, just a little bit higher this year with 199. I would think as we move into the New Year, once we get Christmas and New Years and all this holiday season behind us we’re going to see people to start to want to re-list, again that’s going to dictate depending on the weather. If the weather's still really cold people will hold off, they’ll nest, they’ll hibernate and as we see the weather warm up that’s when we’ll start to notice more Buyers come out and more people that want to sell their property. If we get an unusually warm winter that’s going to happen earlier than if we have a long cold winter. In the past 14 days we’ve had 13 new listings and 9 properties have successfully sold and 7 price reductions. Price reductions are a little lower than I would anticipate but I’m not at all surprised, a lot of people will hold off now on doing anything drastic in order to give their property or their home that jump start as we move into the new year and the fresh spring market.
