Vermiculite Insulation And How It Becomes A Problem When Discovered In The Home Inspection

There’s always some shocking things that happen when we go to a home inspection it’s one of the most stressful times for me as a realtor as well as i know it can be stressful for the sellers especially. As a realtor I worry because most of my sellers say “What could be wrong? our home is perfect, everything that need to taking care of we took care over the years, we’ve lived here x number of years and never had a problem and I always try to prepare them that even the homes that feel they were the best built home and the most well cared for end up having something even if it’s just little something that come to surface in the home inspection. They don’t always cost the seller money but they always find something that we don’t expect and one of the real costly things that keeps coming up is vermiculite that contains asbestos. I don’t know what else we can do about it it’s one of the things banks require now and it’s definitely something that a buyer expects a form of monetary compensation or the asbestos to be remediated and no matter how I spin it, it costs the sellers money and that’s the really difficult thing because from the time you get an offer you expect to net x number of dollars and then they’re to subject removal you’re slammed with the reality that could be a ten to fifteen thousand dollar unexpected expense which occurs nobody wants. It’s unavoidable if you had a house that has asbestos somebody gonna ask it to remove it or they’re gonna get ding with it on the resale side.
