Williams Lake Real Estate and Tanya Rankin Discuss the Final Quarter Statistic From BC Northern Real Estate Board.
Tanya Rankin: Hi it’s Tanya Rankin in Williams Lake. As I mentioned last week I’m going to update for the statistics release from BC Northern Real Estate Board as of December 31st 2013 compare it to last year and give you a little bit of an idea of what I see moving forward over the first quarter of this year. As of December 31st 2013, we had a total sales volume of 336. Last year so 2012 we had 315 volume is slightly up the total dollar volume for this year was $68.6 million compared to last year it’s $68 million as you can see the pricing has state on a relatively stable platform which is exactly what I predicted to do last year. I didn't see anything in a short term or long term economic future to drive phrases in a significant upward or downward pressure. Now the first quarter this year I will anticipate exactly the same there’s been a lot of talking to Cariboo and Williams Lake in general with respect to the proposed development of prosperity mind. And if that happened I’m gonna think we’ll see a short bubble where prices may slightly increase if they get the nod that it’s a go and then it will probably level off to be about that stable platform we’ve been up for the past two to three years. Over the long haul once people and economic pressure comes into the community in order to develop that we may see then that there’s gonna be some increase in property value over the period of time that development takes place and of course if it goes I think long term we will see upward pressure on pricing.
