Tanya talks about the different types of home evaluations.
Tanya Rankin: Hi! It’s Tanya Rankin from Williams Lake. What I wanted to talk to you about today is the three different types of evaluations you can get on your home. The first is a Legal Appraisal, it’s done by a certified appraiser and is often used for bank purposes. The second is those BC Assessment notices your a lot of you are receiving them in your mail probably over the course of the last week and it’s done by BC Assessment Authority. Used mainly for taxation purposes to sort of set a bar as to how much each homeowner is gonna pay each year on that property that they own and the last is a Market Evaluation which is usually done by a Realtor or a professional in the field of real estate and it’s based on current market activity. So what a BC assessment notice that comes out is maybe even six years or six months already old. You’re market evaluation is based on today, what the current market is doing.
