Trusting the market evaluation and your realtor is key to setting the right list price to result in a successful sale…
Tanya Rankin: Good Morning it’s Tanya Rankin in beautiful Williams Lake. I’m wanting to talk a little bit about home evaluations today. I’ve been really fortunate that I have a lot of phone calls and getting great opportunity to go look at a lot of peoples home which is awesome. And what I’m really noticing that a lot of people are doing is they want to list their home but they want to try and convince you why its worth more than what my evaluation says it should be worth. And for those you who don’t know what an evaluation is. It’s the process that a professional real estate agent will do in order to determine what your market value of your property is worth and oddly enough I guess its a normal feeling when selling real estate that your nervous that your maybe selling it for too little. So after I do the evaluation people often say well we want to try it this or what about that and sometimes I’ll take it for bit more and sometimes I just have to say I’m sorry I can’t can’t take that property because I’m not gonna be able to sell it for you and even the properties that I’ve taken at a bit more. We’ve had the process go through where they’ve actually ended up getting offers even close to what my evaluation has said and they end up sort of holding out for more money and as really disappointing for them for to 8 weeks down the road when they don’t have an offer at the price they felt they could get for their homes. So I just guess its really important to try and respect and trust the opinion of whoever the real estate agent is that you choose to use and more than ever before its so important that we be price really really sharp.
