Tanya Rankin: Good morning it’s Tanya Rankin in Williams Lake. I have this amazing little listing and I got on the market had a flurry of activity. Multiple showings had the busiest open house I’ve ever had there was it felt like it was like people were taking tickets it was so busy at the open house when in the multiple offers situations one of the offers had subject to sell of the other offer was clean and so they went on it fell through because of financing. Called everybody that it was at open house and quickly got another offer on the table subject to the sell of a home and it fell through because of a financing their home wasn’t worth what but they needed it to be able to qualify and I guess I just wanna say how important it is to please please please get pre-approved, know your finances, know your situation before that doesn’t mean going on to realtor.ca news in the mortgage calculator it means actually going speaking with someone sitting down with them because your so many different variables and credit reading etc. that come into play for a pre-approval that little mortgage calculator. It’s just a basis of your payment and whether you can actually afford that or not will still up to the lending institution. So the other reason I really want to get pre-approved it sucks when you fall with the home and you can’t have it. It really so disappointing.
