Hi it’s Tanya Rankin in Williams Lake. I’m wanting to do a little bit more of video blogging I’ve taken a long break from it because sometimes I think all of my clients and anybody who's actually interested in typically hearing what I have to say. Probably gets a little tired of hearing what I have to say. But a lot has happening in real estate market here in Williams lake that I feel some valuable to share with you as well I’m super stoked and excited that I’ll be launching my brand new website later this week and you want to stay tuned for because we gonna to have some amazing features, it’s really well done it’s gonna be made super simple I want everybody to be able to access all the informations as quickly and easily as possible, some great mapping features, some mortgage features it’s going to be a real tool that you want to use whatever you considering a purchase or even selling. So today I want to focus on how complicated the market has become in Williams Lake. It’s I been in real estate industry here for 30 years now and I would say this is been one of the most difficult markets for buyers. There is such a shortage of supply and that shortage of supply is really putting upward pressure on pricing and it just seems keep building momentum in that respect it’s frustrating because often you find the home you love and you make a quick decision it’s not even like you trying to take your time and you force for multiple offers situation which of course eliminate the opportunity to typically negotiate back and forth but as well big disappointment because often somebody will out bid you in a multiple offer. The number one thing I can tell you when you are being forced into that kind of situation is always remember you probably will not get the opportunity for a counter offer. It’s rare most often in multiple offer situation the seller will go with the highest and best offer. It could be the terms so other elements of the offer but most importantly is don’t go thinking they’re gonna come back and give you that opportunity for a counter.
