Williams Lake Real Estate and Tanya Rankin Review the First Quarter of 2014
Tanya Rankin: Hi it’s Tanya Rankin in Williams Lake. I want to do a little recap on what’s happened on the first quarter of the year here especially compared to last year I find the market this year is one of the most unexpected, unpredictable market that I’ve seen in a very long time 23 years in the industry and I find this spring is completely unexpected. Interestingly when BC Northern Real Estate Board put up this statistics at the end of last week the sales is almost identical to last year. Last year to date we had 65 properties and homes sell. This year 64 the biggest difference is last year there was a total sales volume of 14.1 and this year 14.6 pricing is definitely slightly stronger and higher for sellers and I think that was began in the month of February. The interesting thing was December, January remained quite slow they were a difficult time there wasn’t a lot happening in the market but when its switch it switch quite quickly and it was I think people with that looming prosperity announcement. Buyers want to get into the market in case pricing went up after the announcement if it was a yes and seller’s holding off selling their home for the same reason thinking that if it was a yes they maybe be able to get a bit for their home which cost the basic economic of supply and demand to come off balance. Now we’ve continued we all know that it was a no it’s I would say it hasn’t change anything pricing is still strong. It’s a fantastic time to sell your home if you’ve been thinking of selling and interestingly normally we’ve been to a full spring market right now. But this year that long lingering winter pushed that pre-spring buzz to a later start than normal and oddly inventory still seems slow they’re seems to be more buyers than there are sellers in the market so if you’re thinking of selling get your home ready get all of your sprinkling done as quickly as you can and get it on take advantage of this strong pricing that we’re seeing right now.
