Tanya Rankin: Hi it’s Tanya Rankin in Williams Lake. I want to talk about pricing I talk about it every now and then I think it’s the number one most important aspect to selling real estate. Do I think that always there’s exactly a specific price for each property? No, I do think sometimes it normally happens or something unique or rare about a property can allow it to obtain a price that may otherwise not have been expected but what I do know is how important is to price a home properly if you want to get it sold and there’s always a couple of ways of selling a property. If you want to be sold in 30 to 60 days you need to be price right out of the gate. If you are someone who have more time on your side you can try to achieve a little bit higher and if you don’t get the number of showings or activity you require slowly bring that price down in order to eventually attract interest. I’m finding that in all reality homes that are price properly are selling for 5% more and 50% less time which to me is a huge statistic that a lot of people fail to notice because they think if it sold too quickly they sold for too little.
